Please be respectful of the check-out time.
Summer is a very busy time and there is almost always someone checking in the same day you will be leaving.
Our cleaner will be arriving at the check-out time to clean and change the door code for the next guest.
Occupants of the unit are responsible at all times for the conduct of all of his/her guests. Maximum occupancy per unit shall be limited to the approved number of persons at the time of the reservation.
TWO DOGS MAXIMUM is permitted on approval only. Please confirm during time of booking.
This is a non-refundable fee. Prices are at bottom.
WIFI- You will find the network name and password taped to the back of the front door.

Communication with Owner
Guest agrees to monitor their text messages before arrival and throughout their stay and to respond within a reasonable timeframe to messages from the host.
Maintaining communication allows us to promptly share important information, coordinate maintenance if necessary, address emergencies, and resolve any concerns that may arise. If an urgent matter requires contact by phone, text message, or email, guests agree to remain reasonably available using the contact information provided with their reservation.
Failure to respond to important communications from the Host may affect the Host’s ability to resolve issues during the reservation and may be considered a violation of the Rental Agreement.
Upon Full Payment...
One week prior to check-in- I will send you our welcome pages by email
Three days prior to check-in- I will send you a text regarding the door code, our private beach code & a few other important notices (if there is a water restriction at this time, etc)
Check-in day- I will text you around 5:30 pm to confirm you made it to Osoyoos safely and entered our vacation home without any problems.
Day before check-out- I will text you the day before between 12:00-3:00 with our check-out reminders.
Rental Terms & Occupancy
Guest agrees to always abide by the Rental Rules while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to always abide by the following rules while residing at the property.
Only registered guests included in the reservation may stay overnight at the property. Maximum occupancy limits must be always respected. The cleaner will leave out the appropriate number of towels for the number of guests registered.
Noise & Conduct
Quiet Time is 11pm to 7am
Families Only (NO PARTIES). This vacation home is designed for family use only. If a house party develops, all vacationers will be asked to leave immediately without refund. This is an important policy that will be enforced without exception.
NO more than the number of guests registered are allowed to sleep in our vacation home.
NO loud music at any time.
Guests agree to respect neighbors and maintain reasonable noise levels, especially during quiet hours.
Property, Furnishings & Equipment
This property is fully furnished and includes appliances, towels, linens, outdoor equipment, and amenities. The owner takes pride in providing a clean and well-maintained suite for your enjoyment. We would prefer that the furniture not be moved, however if you do move it, please return it to its proper location before leaving.
Please bring back ALL patio chairs, kitchen items, etc., if taken to another vacation home. Each home is individually owned and everything in it is picked and paid for by the owner. We do make sure everything is accounted for.
We provide our guests with many supplies which include paper towel, dish soaps, dishwasher pods, laundry detergent, softener, spices, condiments, coffee in the freezer, etc.
USE WHAT YOU NEED, LEAVE WHAT YOU DON’T. Please don’t abuse this courtesy.

Please...
Start the dishwasher and clean any heavily soiled pots and pans.
Take your garbage, bottles and recycling out to the bins in the parking lot.
Any garbage, recycling and dishes left, I am charged an additional fee by my cleaner, which I will have to pass onto you.
Fees are: $25 for garbage removal, $25 for recycling removal and $25 for any dirty dishes.
Please start a load of towels in the washing machine before you leave. This helps the cleaner's time and keeps the cleaning fee at her price.
SMOKING of any sort is NOT PERMITTED (including, but not limited, to e-cigarettes & cannabis) on the resort or in any parts of our units, including the patios/balconies. Smoking is permitted off site in front of the retaining walls to either side of the resort entry. There are buckets provided for cigarette butts, so please be respectful and use them.
Please do not put stakes in our common greenspace in front of the townhouses. You may damage our irrigation system.
House Manual- You will find our house manual on the table in the living room. Please take a look through it. There is valuable information regarding house rules, how to use the appliances, what to do in Osoyoos and a whole lot more.
Nightly/Weekly Rental Fees & Policys:
2 nights minimum for Low, Spring and Fall Season
3 nights minimum during High Summer season
Deposit of 25% due immediately to hold reservation.
Damage deposit of $300 (condo) or $500 (townhouse) due 15 days
prior to arrival. This will be refunded within 2 weeks pending no damage or extra cleaning to unit.
Balance due 30 days prior to check-in.
Cleaning Fee charged on all stays:
Condo: $180 plus 16% Tax
Townhouse: $250 plus 16% Tax
16% Tax charged on all stays:
5% GST- Federal; Goods & Services
8% PST- Ministry of Finance Hotel Accom. Tax; (7% PST + 1% Accom. Tax)
3% MRDT- Town of Osoyoos; Municipal & Regional Tax District

Non-Refundable Pet Fee:
$116 ($100 plus 16% tax) for one dog
$58 ($50 plus 16% tax) for second dog
Total $174.00 for 2 dogs (Maximum allowed)
Price is per visit and or per month (for one month stays)
Parking
Parking is limited to designated areas only. Please use parking stall #119 (our townhouse) or parking stall #210 (our condo) only. Small/medium vehicles can also park in our townhouse garage.
Any extra parking stalls needed, guests can use the “guest” parking during the day. At night, they will need to park on Lakeshore drive in front of the resort.

Owner Occupancy:
It is agreed that the vacation rental will be only occupied for the sole purpose of being utilized as vacation or travel accommodations. Use for any other purpose is explicitly prohibited. Accordingly, both the landlord and guest acknowledge that the Residential Tenancy Act of BC does not apply to the terms of this agreement or any addendum, changes, or additions to these terms. Since the vacation rental will be utilized only for vacation or travel accommodations, the landlord and guest agree that the Residency Tenancy Act of BC is not the appropriate organization to settle any disputes arising from this agreement. The owner has the right to occupancy immediately after the specified end date.
Boat Slip Reservation:
To reserve your boat slip at our private dock, please contact Casa Del Mila Oro Resort’s manager Mellisa at 250-495-2373. Price is $30/day or $175/week, which is a separate charge paid to Casa Del Mila Oro Resort. (Prices are subject to change so please contact Mellisa for price)
You’ll need the following information: your name, your contact info, your email, my name, your dates, our unit # , and size of your boat.
There is no parking available at the resort for RV’s, boat trailers or trailers of any kind. Any boat-related information will be on the resort’s website.
Repairs
A brand-new geothermal heat pump was installed summer of 2022, however we cannot guarantee air conditioning OR appliances, as we normally have a guest leaving the same day that a guest checks in, and we cannot always control the condition of the home. If you have a problem, we will do our best to have the malfunction repaired as soon as possible. There are no refunds in the event of a failure.
This also goes for the resort’s pool and hot tub.
Cancellation, Date Change & Wildfire Policy:
At R&R Vacation Rentals, we understand that travel plans can sometimes change. We also want our guests to have a clear understanding of our cancellation and reservation policies before booking, particularly because our vacation homes are located in the South Okanagan, where seasonal wildfire and travel-related conditions can occur.
Cancellation Policy:
100% Refund if cancelled 30 days before arrival
50% Refund if cancelled 15 days before arrival
All reservations are subject to the cancellation policy displayed at the time of booking on our direct-booking website. Guests are responsible for reviewing the applicable cancellation policy before confirming their reservation.
Any refund resulting from a guest cancellation will be determined according to the cancellation policy applicable to that reservation, together with any applicable policies and applicable law.
We recommend that guests consider purchasing travel insurance that provides appropriate coverage for unexpected travel disruptions or cancellation.
Reservation Date Changes:
Once a reservation is confirmed, the dates cannot be changed.
We understand that travel plans can change; however, modifying an existing reservation can affect availability, pricing, cancellation deadlines, and the way the booking platform calculates refunds. For this reason, we do not modify the dates of confirmed reservations.
If you are unable to travel on your original dates, you may cancel your reservation according to the applicable cancellation policy. If you would like to stay on different dates, you are welcome to make a new reservation, subject to availability and the rates applicable to those dates.
A new reservation is a separate transaction and is subject to the cancellation policy applicable to the new reservation.
Wildfire Smoke, Air Quality, Road Closures & Water Restrictions
Our vacation homes are located in the South Okanagan region of British Columbia, an area where seasonal wildfires and related conditions can occur, particularly during the summer months.
Guests should be aware that conditions may include:

Wildfire smoke and reduced air quality

Active wildfires in the region

Highway and road closures

Travel delays and detours

Changes or restrictions to access routes

Water quality advisories or restrictions

Other temporary wildfire-related disruptions
These are known seasonal risks in the South Okanagan and should be considered when making travel plans.
Guests are encouraged to review current local conditions and travel advisories before booking and again before travelling, particularly if travelling with infants, young children, seniors, or anyone who may be particularly affected by smoke or reduced air quality.
By confirming a reservation, guests acknowledge that these conditions are known seasonal risks associated with travelling to the South Okanagan.
Cancellation Due to Wildfire or Travel Conditions
If you choose not to travel because of wildfire smoke, poor or reduced air quality, highway or road closures, travel delays, detours, water quality advisories, or other wildfire-related conditions, our standard cancellation policy will apply.
A personal decision not to travel because of these circumstances does not, by itself, qualify for a refund, discount, credit, or change of reservation dates.
Refunds will not be provided outside the applicable cancellation window unless an official evacuation order or other circumstance triggers an applicable government, or legal requirement for a refund.
We are unable to control wildfire activity, smoke conditions, air quality, highway access, road conditions, travel delays, or water advisories. The presence of smoke or reduced air quality in the region does not necessarily mean that our vacation home is unavailable or unsafe to occupy.
Government Evacuation Orders & Major Disruptions
If an official government-issued evacuation order directly affects the property, prevents access to the property, requires the property to be vacated, or otherwise makes the accommodation unavailable to guests, we will follow any applicable government requirements, and applicable law.
If an official evacuation order or other qualifying circumstance triggers a refund or other remedy under the applicable booking platform's policy, the reservation will be handled according to that policy.
If a guest's own location, travel plans, transportation, highway access, or personal circumstances are affected, but the property remains available and no applicable platform policy or legal requirement requires a refund, the reservation remains subject to its original cancellation policy.
Travel Insurance
Because circumstances such as illness, flight cancellations, transportation problems, weather, wildfire smoke, road closures, and other travel disruptions can affect a trip, we strongly encourage guests to consider purchasing travel insurance appropriate to their circumstances.
Guests should carefully review the coverage, exclusions, and limitations of any insurance policy before purchasing it to ensure that it provides the protection they need.

Our cancellation, date-change, and wildfire policies are intended to provide clear and consistent expectations for all guests.
Nothing in these policies is intended to restrict any rights, refunds, protections, or remedies that may apply under applicable government requirements, or applicable law.
By making a reservation, guests acknowledge that they have had the opportunity to review these policies and understand the seasonal wildfire and travel-related risks associated with visiting the South Okanagan.
